“Mammoth is Nancy Davidson Country,” reads her slogan, and few would argue that statement’s veracity. Nancy, a longtime resident of this scenic ski resort town in California’s Sierra Nevada mountains, brings to the real estate game a combination of exceptional local market knowledge, a fierce work ethic and a true desire to help her buyers and sellers achieve their real estate goals.
Nancy, who has worked for Mammoth Village Properties since 2012 (she formerly spent fifteen years with Century 21 Mammoth Realty), first fell in love with the Mammoth area during a visit in 1976, and moved there from her hometown of Long Beach soon after. In the 1980’s, Nancy relocated to Lake Arrowhead, another picturesque mountain resort village, where her journey into the world of real estate began when she co-owned a real estate, construction and design firm. In 1993, Nancy decided that she missed the spectacular scenery and friendly people in the Eastern Sierra, and moved back to Mammoth, where her career continues to flourish.
Nancy is the recipient of numerous awards and commendations, including her 15 consecutive year recognition as being among the Top 10 Mammoth agents, and her 2018 ranking as Number 4 of all local agents, along with many accolades during her association with Century 21. Nancy’s deep familiarity with the Mammoth region – coupled with her ebullient personality – was instrumental in her being chosen to appear on a 2017 episode of HGTV’s popular Log Cabin Living.
Nearly two-thirds of Nancy’s business is based on repeat and referred clients, a statistic that she is rightly proud of, as it is perhaps the surest sign that she is providing exceptional customer service. “I think it’s because I form great relationships with my clients,” says Nancy, when asked to account for this impressive level of loyalty. “I have great knowledge of the area, having first moved here over 42 years ago, and my clients trust me. I’m a straight-shooter, and I always do what I say I’m going to do.”
The appreciation her clients feel for her is perhaps best evidenced by the glowing reviews she has received, including this one from Zillow.com, on which site she is a Premier Agent: “Nancy’s rare quality is that she is inherently honest and ethical, in addition to being a very knowledgeable, helpful, informative, resourceful, creative, fair-minded and caring real estate agent. She is quite adept and expert in determining the best price for the market, and negotiating that best price in offers and counter-offers…I highly recommend her.”
Nancy’s strategic and comprehensive approach to marketing her listings – the bulk of which are targeted at vacation
home buyers – has ensured quick sales, and for top dollar. “I only use professional photography,” she says. “You only get one shot to make a good first impression.” Nancy also makes sure that each listing is propagated to as many online sites as possible, allowing it to be seen by as many potential buyers as possible. Additionally, she works with a social media marketing person to blast those listings out on multiple platforms, including Facebook, Instagram and Twitter.
When Nancy isn’t working, she enjoys nothing more than gardening at her home thirty miles south of Mammoth, near the town of Bishop. She also enjoys hiking, biking, traveling, four wheeling, and of course, skiing. Nancy is also very active in numerous charitable organizations that benefit a variety of causes, from assisting in-need community members to the local animal shelter. She is also extremely civic-minded, and is a Director on the Mammoth Lakes Board of Realtors and the 40 Acres Water Association, and is a member of the local Chamber of Commerce.
Nancy’s plan for the future is fairly simple: to continue building her business while also providing the exemplary customer service that has become synonymous with her name. “I take this business very seriously,” she says. “I’m responsible and I have a good reputation. My goal is to get the deal done no matter what it takes, and I never quit.”
